Prior to the purchase of the lot by Joe's client,he made the contract contingent upon a satisfactory soil test. A soil engineer was hired to investigate and analyze the building lot as to the quality of the soil characteristics, composition and drainage. The soil engineer determines the weight-bearing capacity of the ground under the planned buildings foundation. They evaluate the likelihood that the building might settle and shift over time. Soil engineers take borings and soil samples and investigate soil composition, drainage and grade, among other factors. Not only will a soil engineer ,evaluate the likelihood of future problems, but the findings are helpful in anticipating whether the owner may encounter unexpected foundation costs as well as lot preparation and grading expenses.
