Charleston, South Carolina certainly is a world class destination and one of the premier areas to own a primary or second home. From the Charleston Historic District to the  beach communities of the Isle of Palms & Sullivan's Island and the historic waterfront town of Mount Pleasant, SC, the Charleston area has many communities to suit anyones life style, preferences and pocket books.

In today's real estate market, the selection of pre-owned homes in the greater Charleston area is greater than ever before. However, there is much less of a selection of "spec" homes from which to choose due to the cautiousness of Charleston area builders, whether they be custom or "tract" builders. As a "Buyer's Agents" Joe & Marilynn have found that although the inventory of unsold homes is high in the Charleston area like most other parts of the country that a large percentage of available homes do not meet the higher standards of today's real estate buyer.

It is not unusual for one of our client's being unable to find just the right home to suit their needs in terms of location, lot size, privacy, school district, style and/or floor plan. For many, the only or best home option is to build. However, the thought of building a home in the Charleston area from out of town or while in temporary housing is an overwhelming and possibly dreaded thought.

Do You Have A Home Plan In Mind That You Are Considering Building In The Charleston Area?

If so, Steve Fennell of Tradition Homes Of South Carolina will be glad to provide you with some guidance and advice similar to what he recently provided to an out of town couple who are considering building a custom home in the Charleston area. He will be pleased to do so for you at no cost or obligation.

Here are my thoughts, not necessarily in order of significance or importance:

      The plan indicates a slab design.  Riverfront lots in the area are typically at lower elevation – 4 to 6 feet – and most towns, including Mt. Pleasant, require any living space to be at base flood elevation plus one foot.  The BFE of the two lots mentioned is 9 feet, meaning all living spaces must be at 10 feet.  Bottom line, to build a slab house on these lots, we’d need to raise the elevation by 4 to 6 feet, which could add $20,000 to $30,000 in cost.  Also, I suspect you would be disappointed by the view afforded from these lots at the ground floor (elevation 10) level.

      Whenever I purchase a lot, but particularly if I’m contemplating a significant amount of fill, I get a soil test done as part of my due diligence (i.e. before being obligated to close).  I strongly encourage you to get a soil test done on any lot he purchases.  I’d be happy to help coordinate that and help interpret the results.

      This is a relatively wide house at 80 feet.  Assuming typical required side yard set backs of 15 feet on each side, we’d need a lot with a minimum width of 110 feet.  Also, the depth of the house plan is 96 feet; typical front and rear yard set backs are 30 feet each, meaning a minimum lot depth of 156 feet.  Without seeing plats for the lots, I can only guess, but I suspect neither of these lots could accommodate this plan. 

      You mentioned Park Island – I would guess that this plan would not fit on any of those lots.

      Now is an excellent time to build a house for several reasons.  Bidding is very competitive among the trades – I haven’t seen costs this low in years (although lumber prices have spiked recently, but I believe that is a temporary phenomenon).  Generally, only the best, most highly skilled trades have made it through this difficult market, so quality overall is up.  And, trades are available, so scheduling is much more efficient – of course, quicker build time means less lot acquisition/construction loan interest expense.  I have no doubt we could finish this home in a six to seven month time frame, possibly less if the weather cooperates.

      Of course, the cost to build any home can fall within a wide range, depending on level of finishes, selected materials, etc.  For budgeting purposes, and assuming an above average quality level, I believe this home could be built for a cost in the range of $175 to $200 per square foot, or about $650,000 to $750,000.  A swimming pool as shown on the plan would add between $50,000 and $60,000, with a spa, pavers/decking and landscaping.
